So brokerage owners, if I walked into your office today and I just put my hands out and I said, "How does it feel to be in your office?"
What would I feel?
Would I feel like it's an energetic place, that it's motivational, that I'm inspired by being there?
And even if you're running a cloud-based brokerage, this still applies to you, by the way.
When I talk to your agents, do they say, "Hey, working with this company makes me feel just energetic. I feel excited. I feel like I can tackle the market."
Or if I walk into your offices, does it feel quiet? Are there crickets? Is it like a morgue? Is it not exciting? It's just kind of... look.
What does it feel like?
So here's the real question behind the question:
Can you, as a brokerage owner-leader, influence how it feels in your company?
The answer is, of course, yes.

Are you a global REALTOR or a local REALTOR now?
Most of us were trained to be a hyper-local REALTOR. We specialize in our market, in our state, which is a good thing, but we might be missing out on as much as 10% of our income by not telling people that we're actually a global REALTOR.
What does that mean?
That means that we can refer people to any other REALTOR in the country, and even in the world, if they're interested in buying in other states, in your state but other areas, or even internationally.
We can earn referral fees, but we're missing that opportunity.
Raise your hand if you missed a referral opportunity in the last 12 months from a friend or family member that told you after the fact that they have purchased a home somewhere else, or they're selling a home somewhere else, and you might have thought, "Well, I guess I just missed that opportunity."
But when you say that, it's really thousands and thousands and thousands of dollars you're missing out on, for no reason...
Hey guys, you’ve been out showing homes all day and you get to the end of your last showing, and you know that your clients liked one of the houses more than the others. It always happens, right?
Here's a great tip for you:
You're going to say to them, "Hey, guys, I think you liked Third Street the best, if I'm not mistaken.What I'm going to do is, when I get back to the office, I'm going to shoot you a quick direct message. I'm going to shoot it to you through Facebook, Instagram, whatever you're connected with me on. Make sure you're connected through some system, some social media platform.”
And what you're going to do is, when you're sending that to them, you're going to send it as a link.
So you're going to go grab a link online from your own website of that listing, not the MLS.

Hey guys, you’ve probably noticed in your market a lot of new construction when it comes to apartments. That’s common across the country right now. Tons of apartments coming online, tons of rental properties.
What’s happening is it’s putting pricing pressure into the rental market. I own rentals in my own small town here in southern Oregon, and we’ve seen pricing pressure here locally.
And what that means is that people that have rentals might be feeling a little bit under pressure, especially the higher-priced rentals.
So let’s assume somebody bought a home. They’ve got a mortgage, they’ve got taxes, they’ve got insurance, they’ve got a property manager to pay, utilities—all the costs associated.
So you’ve got to ask a pretty steep price.
And now the number of renters willing to pay their price has dropped, so they’re sitting vacant.
This is an opportunity for you to pick up listings.

Let me give you a quick, super simple thing that all REALTORS should do.
Once a week—maybe once a month at the very least—you should do the 24-hour report as a live report on your social feeds. It could be a Reel, could be a story.
But what is a 24-hour report?
It simply means you're on your hot sheet in the MLS, and you just read off the stats of the hot sheet. You're going to say something like this:

As a brokerage owner or leader, are you treating your current agents as your own personal SOI—your sphere of influence?
As an agent, you were trained to do this. You’ve heard it repeatedly from gurus, speakers, and podcasters: work your sphere. You need 20 to 50 contacts per year with your sphere to generate referrals.
