Hey, guys, we're coming up on the end of summer. What does that mean for sellers?
Well, if they're still on the market and they haven't got an offer, this is really when we should be having some of those conversations with them about really getting their pricing, maybe realigned, repositioned for the market, meeting the market where it is. And so we're having these repositioning conversations.
One of the things I like to talk about is their peer group. And their peer group, for me, is the other 10 or 20 properties in the market (if there's that many, or maybe it's five) that they're competing with.
And in other words, those are the most likely listings that someone will look at if they're also looking at theirs.
So my conversation might look something like this, where I call the seller and say:
âHey, coming into the end of the summer now, I wanted to give you a quick update on what's happening with your peer group. That's the people that will have houses that are similar enough to...
If you have a listing that's been lingering on the market, I like to have a âpositional pricingâ conversation with my seller.
What does that mean? That's for a seller who's not quite ready to do a full price reduction, but they would definitely look at an offer.
So my conversation looks like this. I'll say:

"Hey Mr. or Mrs. Seller, I know you're not quite ready to do a full-blown price adjustment yet, but can I give you an idea?
And my idea is this: when we have the next showing or we do the next open house and we have attendees, what I like to do is, with your permission, call that buyer or that buyer's agent and say, âhey, my seller's gearing up to do a price adjustment soon. Not quite yet, but we wanted to give you some advance notice, so we are going to make you an offer on this home that is going to be reflective of the price that we're going to be going to in MLS, but that's going to be a little bit off, a ways off.
So here's our price for you:â

So what are we doing...
Hereâs an amazing stat that Redfin just put out, and that is that 39% of listings coming on the market are selling â going pending â in the first two weeks. Isnât that amazing?
But thereâs always a tale of two markets out there.
So youâve got 39% that are going pending, but what about everybody else? The other 60% of listings are not.
And those are starting to linger on the market â a lot of listings on the market over 30 days and 60 days.
So when we have these listings that linger, what do we do?
Well, when weâre having conversations with our sellers, of course the first step is weâve got to get them realistic on price. But thereâs another side of that conversation as well.
So we talk about price. We talk about incentives. Definitely we want to have those conversations.

Hey guys, lots of news around home prices happening right now. New reports are showing a massive imbalance between home buyers and home sellers:
There are roughly 500,000 more home sellers than buyers in the marketplace today.
What that means is there's a lot of pressure for sellers to get their prices right, attract buyers, and offer incentives.
Zillow is predicting prices will decline this year by 1.9%. Redfin is also forecasting a 1% decline. So, weâre starting to see price adjustments alreadyâespecially in the major metro markets. 11 of the 50 metros across the country are already seeing price declines.
This is not going to be an easy year for sellers, but you can still sell your homeâas long as you're doing the right things and guiding your clients properly.
One thing I like to discuss with my sellers is âsearch engine pricing.â
What is search engine pricing? It means understanding how buyers search for homes online.

This concept applies to pricing. In a strong marketâlike we saw during the COVID yearsâif you priced a home slightly wrong, it didnât really matter. The market was so hot that it would cover your mistakes. Even if you were off by 4% or 5%, prices were rising 10%, 15%, even 20% annually.

When we're talking to our sellers and giving them feedback each week about what's happening in the market, it's really important that we educate them on a few things that often get missed.
One of those is the power of virtual showings.
So whatâs a virtual showing? A virtual showing is when someone visits your listing online. They may or may not come see it in person, but that initial view online is still a strong signal. It means your marketing is workingâit's attracting people to look at the listing on Zillow, Realtor.com, your own website, or the MLS.
From there, the buyer decides: Is the listing priced right? Does it look like itâs in great condition? Is it staged properly? A number of other factors come into play once they arrive at the listing pageâbut your job is to get them there.

I have a great idea for my fellow real estate agents out there.
It's called the Buyer's Eyes Strategy. Here's how it works:
When I have a client selling their house, I treat them as if they are a buyer in the market for a home in their price range. I put them in the MLS as if they are a real buyer, and they start receiving emails with new listings, price changes, and updates on pending or sold houses. This helps them stay informed, in real time, without having to wait for me to tell them what's going on.
I also get CC'd on the same emails, so I'm seeing what they're seeing. This allows us to have a productive conversation and make any necessary adjustments or changes to their selling strategy.
They start receiving these emails right away, and they'll get updates every day or every couple of days. This way, they become really familiar with the market and can make informed decisions about their own property.
