Interesting new data shows that 63% of home buyers who purchased a home after the pandemic believe their home will be impacted by climate change at some level. Realtor.com found that statistically, 44.8% of homes actually will be affected.

Regardless of the numbers, it's clear that climate change is on the minds of our clients.

What matters is that your clients believe it, and insurance companies believe it too. Insurance rates have skyrocketed over the last few years due to environmental impacts like floods, hurricanes, and fires. Here are 11 things to include in your buyer presentation post NAR settlement:

1. The Search Process: This can't just be you searching the MLS. Buyers can do that on Zillow or realtor.com. Go further by curating listings, hand-selecting the best fits, and commenting on each one. Be involved in the search process daily.

Hey, team, got two game-changing ideas for your upcoming Comparative Market Analysis (CMA). As you gear up for the next week or two, consider adding these to your arsenal.

Number one: Identify the strongest competitor and share this insight with the seller. During the CMA, explain, "Mr. and Mrs. Seller, we're diving into a CMA, much like an appraisal. Analyzing three sold properties, three active ones, and three that didn't sell. My suggested price is based on this, but I want to highlight a key competitor. This is the one we need to go head-to-head with. Buyers are likely considering these two listings, so let's be super competitive."

At some point you will hear a buyer or seller say these words to you. How you respond can determine if you will gain a client's trust or potentially lose a listing or a sale. Ultimately buyers and sellers are driven by a need to feel confident in their decision making. What they are looking for is clarity and certainty. This is often why they go in search of answers from sites like Zillow and why they sometimes embrace Zestimates. 

To be viewed as a real estate expert it's important to define yourself as someone who provides not just information but more importantly interpretation of data.  You are the consultant, the adviser, and most importantly the clients advocate.
