How A Brokerage Leaderboard Backfires on Unsuspecting Brokerage Owners

 

When I got into the real estate business, and I bet you're like me, when you walked into your real estate office in the beginning, there was a leaderboard. Some people call it a brag board in the office, right?

It had the listings and the sales. You'd write your name down when you took a listing and write your name down when you took a sale.

And we liked it, man. We're ego-driven people. As real estate agents, we all want to see our name on the board.

So when you open your company, some of you brokerage owners and team leaders might have done the same thing. You thought, "Well, I'm going to do the same thing. I'm going to have a big brag board, and I'm going to fire people up about getting on that brag board every month."

Is that a good idea, though?

Here's why it may backfire on you:

The reason it may backfire on you is, who are the same people that are going to be on that board every single month, month after month after month? They'll be your top producers.

And you might say, "Well, they deserve to be there."

Well, they do. But what about the other agents on your team and in your office?

Is that motivating or demotivating?

Every time they walk by it, every time they come into the office, they see this board, which does not have their name on it very much.

My feeling, when I opened my first company, was I tore that board down.

Now, do we recognize top performance?

You bet.

At an office meeting once a month, we bring up who the top leaders are, and we show everybody. "Hey, here's the top three agents for production, the top team leaders for production, for listings, for volume."

We highlight it. We celebrate it. We pump it up.

We don't have a brag board every single day for people to look at. Once a month, recognition is fine. It's totally appropriate. Every day? No.

Because I want to get the team on the same kind of mindset, which means I set expectations for the team.

And here's how I do it:

I set a macro and a micro expectation.

The macro expectation is this:

Guys, our goal for the month is to create 50 new transactions, 50 new listings, pendings, and sales. We're going to have a goal around that.

Whatever your numbers are doesn't matter.

And then I'm going to break that down into the micro by saying, "What that means to all of us, because we have 50 agents, is that we're all doing at least one thing. Some of you do more. Some of you do less. But the average I want to shoot for is everybody doing one listing and one sale per month. Can we do it, guys?”

Now we're shooting and working toward a common goal.

Do you see the difference?

The difference is we create an esprit de corps. We create a team atmosphere. We create a synergy in the office that people really feed on.

This is how you create amazing, amazing results.

You don't win Super Bowls with a quarterback on the field and no one else, right?

That's not the way games are won.

They're won with teams.

You need to create an amazing team, and you can do it.
