Something interesting was shown in the most recent study of home buyers and sellers across the country, and it's the way that home buyers are approaching the showing process.
So the average buyer looks at about ten homes, 7 to 10 homes, when they're looking. But of the homes they're looking at, two of them, they're looking at virtually. And when you look at the millennials and Gen Zers, they actually look at more virtually.
So is this a conversation we should be having with the seller? Absolutely.
So when we're sitting with the seller, we should reset their expectations around the difference between a live showing and a virtual showing.
So my conversation might be something like this:
