The Hidden Money in Every Deal: How One Real Estate Client is Worth $161K

 

Hey guys, if you’re an agent and you’re out there selling real estate, here’s one question that you need to answer.

What is the lifetime value of one client that you close the transaction with?

So you have an escrow, it closes, and you receive a commission. And a lot of agents get in this mindset of, "well, I earned my $10,000."

Is that the lifetime value of this client? Is it $10,000, or is it a lot more than that?

Here’s the way we look at this in our coaching program. In our coaching program, we look at each client having a value, a lifetime value of $161,000. You might say, how do you get to that number? Well, we get to that number with a combination of things.

First of all, ideally, this one client isn’t going to just do one bit of business with you. They often, in a lifetime, are going to do two, three, four, or five pieces of business with you, whether it’s investment properties, whether it’s buying their second home or third home, or relocating and you referring them out somewhere else. Multiple pieces of business.

And then more importantly, let’s say they stick with you over a 20-year period or a 10-year period. How many referrals will they send you over that period of time?

Ideally, they’re sending you 1 to 3 referrals a year (if you’re doing your job).

And remember, we’re not talking about just somebody cold in your database. I’m talking about somebody that’s actually closed a transaction with you.

And we know that 87% of the time, when somebody closes a transaction with you, they want to refer you. When they’re asked, they say, “yes, I would refer this person.”

So then the challenge is on us to get those referrals and earn those referrals. And the way you do that is with communication. 20 to 50 touchpoints a year will ensure that you start to earn those referrals over time.

So imagine that everybody you close a transaction with is not worth the commission you earn—that’s a small fraction of what you should be earning from them. Think about it being $161,000 minimum, and some of my students get way more than that.
