Preventing Deal Failures: How to Handle Buyer's Remorse in Real Estate (Three R's Strategy)

          

Hey, everyone, I want to share some intriguing data we received regarding deal failures in September. While we don't have the October numbers yet, in September, we saw an all-time high for deal failures, with a staggering 16.3% of the deals going into escrow falling through!

Why did this happen?

It's essential to understand that most of these deal failures weren't due to inspection issues or seller disputes. The culprit, more often than not, was buyer's remorse.

Yes, that's right—buyer's remorse played a significant role. Buyers got cold feet, and it led to deal failures. So, how do we address buyer's remorse in advance? I'm going to provide you with a simple yet effective strategy: reconfirm, resell, and reassure.

Reconfirm: Throughout the escrow process, it's crucial to reconfirm why your buyers made an excellent decision. Remind them that they've secured a fantastic deal and that their interest rate is favorable compared to current market rates. Make sure to reconfirm their initial motivations for purchasing the property, whether it's escaping apartment life, being closer to work, or enjoying proximity to family. This reconfirmation reinforces their choice.

Resell: The next step is to resell. Continually highlight the reasons why their decision was a wise one. Share success stories, such as other buyers who paid more for a similar property recently. Emphasize the benefits and wins they've achieved throughout the transaction, like the seller incentives they secured. This ongoing reselling process boosts their confidence in their choice.

Reassure: Lastly, reassure your buyers about the emotions they're experiencing. Tell them that it's entirely normal to have buyer's remorse when purchasing a home. Make them feel comfortable knowing that it's a common part of the process and that you're there to guide them through it. Encourage them to reach out whenever they need support. Reassurance can significantly ease their anxiety.

By consistently applying the "three R" approach—reconfirm, resell, and reassure—you can help your clients navigate the emotional rollercoaster of buying a home and prevent unnecessary deal failures. It's all about ensuring they feel secure and confident right up to the closing date.

And remember, buyer's remorse is normal, but we're here to help them through it.
