This 1 Question Obliterates Commission Objections

        

How many times when you're talking to a potential seller, do they bring up commissions today?

That conversation is probably happening more often than ever before today because it's a hyper competitive market. We're seeing a lot more commission conversations and people trying to negotiate our commissions to some degree.

So I had this great quote that was given to me by a Ninja student. Ninja is a great program. If you haven't taken the ninja class, highly recommend you do it. I've done it for my agents and brought them in twice to teach to my group. But they had a great quote here for dealing with the commission conversation.

So here's the quote (and it's so good):

"Hey, let me ask you this. I totally understand you're asking about commission but let me ask you just a quick question around that:

Do you believe that your house is gonna sell for a fixed price or do you believe it'll sell in a range of value depending on the negotiation and marketing skills of your REALTOR?"

Wow. Think about that. But it's so true, right? The house isn't gonna sell for a fixed price, most of the time. It's gonna sell for a price that's based on the negotiation of skills on marketing prowess of your REALTOR.

So they're gonna hesitate. They're gonna think for a second. And as they're thinking and processing, you can say:

"I can give my viewpoint on this. If you hire a discount commission firm to come and market your property, they're usually a discounter for a reason. And it's not their negotiation skill or their marketing techniques. It's because they're trying to buy your business because they're not maybe at the same level of some other REALTORS. Whether you use me or not, I would suggest you go with a full service REALTORS.

It will seem like it's gonna cost you more. But it really doesn't because what's gonna happen is they're gonna negotiate the highest price for you. And it's gonna far surpass that little fluctuation and commission you might save with going with a discounter. Your call. Your decision. But I'm here to help you. I'm here to serve you. I do hope you choose me."
