Brokerage owners and team leaders, I have a quick quiz for you. How many social media posts have you put out in the last seven days?
I ask this because we’re constantly preaching to our agents about the necessity of being visible with their database. When we’re visible—highly visible—we’re more likely to create transactions. Visibility matters.
In fact, I would argue that visibility is more important than ability.
You can have an agent who’s fantastic at negotiating, marketing, working with clients, and solving problems—and they’re still not closing transactions. At the same time, there’s another agent in your community who’s terrible to work with, a poor negotiator, and yet they’re closing a ton of deals.
What’s the difference? Visibility.
This second agent is everywhere. They show up on every feed—Instagram, Facebook, TikTok, YouTube. They’re highly visible.
Meanwhile, the agent with great ability isn’t closing transactions because no one sees them. Visibility trumps ability. Unfortunately, that’s the reality of the world we live in.
Now ask yourself this as a broker: What if you’re in the same category?
You might be an amazing broker. You provide great support, great tech, great branding, great coaching, and great mentorship. You’re a problem solver. You help people make deals. Yet you’re not recruiting at the level you need to be. People aren’t reaching out to talk about joining your company, and worse, some people are leaving your firm.
What’s the difference?
There’s another broker out there who doesn’t provide great training, coaching, or mentorship. They don’t have great tech, a great office location, or great systems—and yet they’re crushing it with recruiting.
Why? They’re highly visible.
It’s the same exact thing.
That’s why you have to embrace something I coach my own agents on: The Five-Two-Two.
Five-two-two means posting five days a week, every week, with two videos and two stories.
When you adopt that standard and say to your agents, “You should be doing this—and I’m going to do it too,” you lead from the front. Over the next 12 months, everyone becomes more visible.
Watch what happens.
People in your community start to recognize you. They see you constantly and begin to feel like they have a relationship with you because you’re everywhere in their feed.
This happens to me all the time. People say, “Jim, I feel like you’re everywhere. I see your videos constantly. I don’t know how you’re following me around the internet, but I feel like I almost know you.”
That’s the relationship you need to build. That’s what elevates you as a recruiter.
