Turn Cold Leads Into Clients: The #1 Video Strategy Most Agents Ignore

 

Let’s say you meet a buyer at an open house, online, or at an event, and you think, "Hey, I’ve got a hot lead here." Then they cool off. Ever have that happen?

Here’s the issue: Most buyers are not immediate buyers. About 75% of buyers are in the buying cycle for six to nine months before they actually close. Only around 25% of the people you meet will buy within the next 30 days.

The problem is, most agents don’t have a strong follow-up plan.

Your follow-up process should have at least five touchpoints during the buying cycle—and for many of us, it probably needs more.

Think about your follow-up: How often are you reaching out? And how many different media channels are you using?

Sure, you can just call. Or just text. Or send video texts. Or rely on social media. Or mail letters.

But really, you should be doing all of it.

The one thing I want to emphasize today is the concept of a video drip campaign.

This is a system anyone can implement, yet almost no one is doing it.

Even among the small percentage of agents who use a CRM, most are just using text-based drip campaigns.

Maybe the CRM sends emails, maybe it includes text messages—but very few agents are tying it all together with video.

That’s where you stand out.

I recommend you build a video drip campaign.

It can be as simple as embedding video links into your existing CRM. Create a clickable image that links to a YouTube video. Easy.

Or use something like BombBomb, where you can set up a video drip that sends via text or email.

Either way, you're sending a link, and they’re clicking to watch.

Create a series of videos—aim for at least 10, each around 1–2 minutes long.

They don’t need to be lengthy, but they should walk buyers through the process of buying a home.

Here’s what your first video should be:

"Hey guys, now that you're out looking for a home, I want to show you how to use my website. We've got every listing in the MLS, and it's super intuitive. In the next two minutes, I’ll show you how to save properties, track listings, and explore neighborhoods."

Then record a screen share walking them through your site—step by step. How to save a search. How to favorite a listing. What to do if they’re interested in something.

The beauty of these videos is that they’re reusable.

Yes, you’ll use them as part of your CRM drip sequence.

But you can also:

  1. Add them to your website
  2. Post them to your YouTube channel
  3. Share them on social media
  4. Include them in your email newsletter

They become evergreen content. Maybe you’ll update them once a year, but for now, they’ll keep working for you with no extra effort.

So you record once—maybe 20 to 30 minutes of work—and now you’ve got content that lives on.

Do this for every stage of the buying process:

  • What’s an inspection?
  • How do I read an inspection report?
  • What’s a preliminary title report?
  • What do offer forms look like?
  • What happens in a multiple offer situation?
  • How do we renegotiate inspections?
  • What should I look for in a lender?

These are all topics you can cover in short, 1–2 minute videos—creating a powerful stream of educational content.

And education is everything.

You want buyers to see you as the expert. To think, "I can’t work with anyone else except Jim—he’s the one teaching me everything."

That’s the level of trust and authority you’re aiming for.
