The 3-Word Question Every Broker Should Ask Daily to Boost Retention & Recruiting

 

I want to give you a strategy to start using every day in your office.

As you're walking through the halls and having conversations with your agents, follow those conversations up by asking, "How’s your pipeline?"

You’re communicating to your team that you care about their performance and want to help them reach the next level in their business.

By asking those magic words—"How’s your pipeline?"—you’re going to unlock a lot of meaningful conversations.

People will say things like:

  • "I wish I was doing better"
  • "I feel like I'm underperforming"
  • "My last listing just sold"
  • Or "I’ve only got one escrow left and I’m worried about paying the bills"

You’re going to hear a lot of that. And that’s exactly what you want.

Don’t avoid those conversations… go straight at them.

Because if you’re not having that talk, someone else is... and that someone is likely trying to recruit your agents by offering them a solution.

You are going to be that solution.

When an agent shares a challenge, say:

"I hear you. Let’s do a 10-minute coaching session. Let’s get you back on track and focused on what it’ll take to create some success."

Then, follow that conversation by leaning in and saying:

"Now ask me how my pipeline is."

They’ll probably respond with, "What do you mean? You don’t have a pipeline."

Yes, you do. Your pipeline is recruiting.

Your number one job as a manager, owner, or broker is to recruit experienced agents into the company.

Just like your agents, you should be lead generating every day for at least an hour. Setting appointments, going on appointments, following up—doing all the things you expect from them.

So, propose this:

"Let’s keep each other accountable. Let’s text each other a couple times a week to check in. You hit your goals, I hit mine. Sound good?"

Now you’re on the same playing field. And you should be because you do have a job to do. If you’re not recruiting daily, then you’re no different from agents who aren’t prospecting.

You can’t expect them to do the work if you’re not modeling it yourself.

Agents will respond to this. When they see you doing the work, they’ll be inspired to do the same.
