Why Top Real Estate Teams Win: It’s NOT Tech or Commission

 

If you're a brokerage owner or team leader, one thing you might be missing is building out your culture. And culture is incredibly important. One of my good friends told me years ago: "Culture beats strategy every day of the week."

Here's what that means:

You can have amazing technology, great coaching, strong leadership, solid systems, excellent staff, a great location, and competitive commission plans... but if people hate coming to work every day, none of that matters.

You need a culture where people are excited to show up, love the work experience, have work-life balance, and enjoy being part of the team. So the real question is: How do you build culture?

Culture doesn't happen by accident. It's intentional. You have to invest time, effort, and energy into building it.

One thing we do at our company is host social nights—sometimes during the day, but we call them social nights or events. We aim to plan one every 6 to 8 weeks. These events can be anything from go-karting, attending a baseball game, grabbing drinks and appetizers at a local bar, or even wine tastings.

Some are kid-friendly, some are just for adults. But here's the key: we invite plus-ones. That means the significant others—boyfriends, girlfriends, spouses—get to come along too.

When these plus-ones attend, they get to know you as a leader, meet your staff, and connect with other couples and families. The kids play, the adults bond, and you start creating a family feeling—not just a transactional workplace.

You're building real relationships, and that fosters loyalty and deeper connection.

This does two things:

  1. It boosts retention.
  2. It helps with recruiting.

If you're courting a potential agent who's on the fence, invite them to one of these social events. Let them feel the vibe. The energy. The warmth. Their significant other will come too, and often, they’re the ones who say: “This is where I want you to be.”

You can also do this professionally by inviting recruits to a team meeting. Most brokerages have meetings that feel like funerals—boring, lifeless, and a waste of time. If your meetings are energetic, engaging, and full of value, people will feel the difference.

When they see you're delivering great information and genuinely helping agents grow, they'll want to be part of that culture.

Culture matters.

Yes, people often move because of hard value—better splits, better systems—but soft value like culture plays a huge role too. So make sure your recruiting and retention strategies include both.
