Hey guys, I want to give you a really easy equation for your business, and it starts with understanding something very fundamental.
Every single listing you take and every single transaction you create will be the result of a conversation you’ve had in the last two weeks.
Hear that: every single listing and every single transaction you create will be the result of a conversation you’ve had in the last two weeks.
By nature, that means if we have more conversations, we’ll have more closings.
That’s the big challenge for many agents out there. They don’t really put numbers to this.
The path is in the math.
When it comes to sales, we often want to think it’s an art form, but it’s not. It comes down to hard work and actually doing the work necessary.
So let’s put some numbers to this.
In our training and coaching, we’ve found that for every 30 conversations you have, you’ll average one closed sale.
So we can really plug some math in here and say, if I want to close 30 transactions in 2026, and I take that times 30 conversations per closing, that tells me I need to have 900 conversations.
You hear that number and say, “Wow, that sounds like a lot.” When you hear 900, you’re like, “That’s a lot.”
But let’s divide that by the number of working days in a year. There are about 220 working days—take out holidays, vacations, and weekends.
So if I take 900 and divide by 220…
That comes out to about four conversations per day.
So can you do four conversations a day to close 30 transactions?
All of us would say yes. That’s easy. It’s easy today, and maybe it’s even easy tomorrow.
But here’s the challenge.
Can you do this consistently?
Can you do this every working day—having conversations, conversations, conversations—because this is what it’s going to take to create the result you’re actually looking for?
We are at war with something in this industry.
We are at war with consistency.
Every single day, we get lost in secondary priorities. Our focus gets knocked off. Our vision gets pushed over here and then pushed over there.
We’re saying, “I should be doing this,” but we’re doing that, then doing something else.
We become like a cat chasing a laser pointer. We’re squirreling around.
We’ve got to get off that.
We have to stay focused on what actually creates results. You don’t do what you don’t schedule, and you don’t schedule what you don’t prioritize. So the first thing you have to do is schedule it. Get it on your calendar. I’ve got to make my calls. I’ve got to have my conversations.
Now I want to take this one step further for those of you who want a little more accountability in your business.
Take out your phone right now. You’re probably already on it.
Go forward 21 working days from today. Count it out—21 working days.
Circle that date on your calendar and ask yourself one question: Did I hit the goal?
And here’s the goal:
You want to create a streak of performance where you make your calls every single day for 21 working days straight.

Because 21 days builds a habit.
