The Lead-Gen Technique that Doesn't Feel Like Work (and Delivers Massive ROI)

 

What if lead generation didn't have to feel like work? What if you could tap into the easiest, most productive lead generation system to produce an endless stream of referrals? Oh, and by the way - no technology skills or social media mastery required!  

The answer is networking. Before you dismiss this concept let's dig into the details and the specific technique. 

Networking simply means you are connecting with people who have the power to send you referrals. It may be surprising to hear that according to Columbia University every American has 290 connections.  These aren't Facebook friends or Instagram followers but actual connections. This is your clients sphere of influence.

Now of that group how many people will be moving this year? According to the US Census Bureau 11% of the US population moves ever year. This means that every single person in your sphere is in direct contact with 33 people who will move this year.   

Now let's assume you make a commitment to begin conducting two networking meetings per week and over the course of the next year you conduct 80 networking meetings. How many people do those 80 people have influence over? Let's take a look. 

80 Networking Meetings X 290 = 23,200

Wow that's a massive pond of possibilities! Now let's apply the 11% migration number to this group and see what we find:

23,200 X 11% = 2552 People Moving 

Incredible! Yes but not all of them own homes and not all of them will be moving in your market. So let's scale that number down to just a 100 quality referrals or even 50 quality referrals - for most agents this would be a life changing number. 

So how do you set the meetings and what do you say when you get there? Here are some easy scripts:

Set the Meeting

  • It’s been a while since we connected any chance, we could grab coffee and talk about what’s new with ….. ?
  • I met someone who is in <industry> today and I thought you two should meet. I think they could be a great contact for your <company/organization>. Would you have some time for lunch this week and I can set up an introduction?
  • I am hoping to bounce some business ideas off someone I trust…would you have time for a quick lunch and I can show you a couple marketing ideas…

At the Meeting

  • What can I do to help you with your business this year? What are your big goals? I noticed <name a change in their - marketing, strategy, employees> how is that working out for you?
  • What’s are your big goals for 2020? Anything coming up that’s new and exciting….
  • What’s next for your <career, business, charity, organization> any projects in the pipeline? Keep me in mind if I can help you with anything. I have several people in my circle that I might be able to tap to give you a hand as well….
